Do you Know About the Next Healthy Homes Bill Deadline?

 Deadline

With flesh in the game, we’ve been closely following developments around the Healthy Homes Guarantee Act, sharing important milestones and deadlines with you all the while. Before the Healthy Homes Standards (HHS) come into force on 1 July 2021, there is a more pressing deadline of 1 July 2020 that private landlords need to be proactively working to meet.

What is the Healthy Homes Bill deadline of 1 July 2020?

From 1 July 2020, any new, varied or renewed tenancy agreement will need to feature a statement of the private landlord’s current level of compliance with the Healthy Homes Standards. Unfortunately, the government isn’t clearly communicating the fact that this statement needs to be informed by an assessment completed by an expert with a good understanding of the HHS requirements and how to meet them.

What’s involved in a Healthy Homes Bill Assessment?

During an assessment, the assessor will inspect the rental property to see if it meets the government’s minimum standards for heating, insulation, ventilation, moisture and drainage, and draught stopping.

The assessment will include details about any non-compliant areas of the property and what remedial work is required to gain compliance.

How First Avenue Property are approaching the assessments?

At First Avenue Property we are being proactive with our approach to the 1 July 2020 deadline. To help ensure our landlord clients are equipped with the means to complete a statement of their current level of compliance with HHS in any new, varied or renewed tenancy agreements, we are enlisting the services of EnergySmart to complete full HHS assessments. Home energy experts, EnergySmart have been a manufacturer and retailer of energy-efficient products and services since 1999 and are on a mission “to help all New Zealanders achieve a healthier home environment.”

The completed EnergySmart assessments will inform our clients’ tenancy agreement statements required as of 1 July 2020, and identify any work needed to make their rental properties comply with healthy homes standards when they become applicable on 1 July 2021.

Visit the EnergySmart website to learn more about their different services.
